30-Day Satisfaction Guarantee

We’re confident you’ll love your new home. But if you don’t, just notify us within 30 days of move-in, and you can break your lease. We’ll be sad to see you go, but we understand that sometimes plans change.

  • What are the additional fees on top of monthly rent?

    We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement. Additional fees include: 


    - Administrative Processing Fee: $4 

    - Trash: $7

    - Amenity Fee: $10

    - Pest Control: $3

    - Water: Based on usage and billed in addition to your monthly rent 

    - Electric: Based on usage and residents will need to create a utilities account 

    - Pet: If applicable, $15 per pet

    - Debit Card Payments will incur a service fee ranging from $3.95 to $9.95 per transaction

    - Credit Card Payments will incur a service fee of 2.95% per transaction

  • What do I need to qualify for an apartment?

    We are thrilled to hear that you want to apply! Each resident must meet certain criteria, including rental, credit, and criminal history checks, as well as employment and income verifications. After completing your application, you will receive a confirmation email with preliminary approval. To make your approval final, the office team will require a copy of each occupant's photo identification and pay stubs or W2s to confirm income requirements. If you would like to review the full requirements before applying, please contact the leasing office for a complete breakdown.

  • I've been approved, what's next?

    Congratulations and thank you for choosing The Marquis of State Thomas as your new home!

    Once approved, you will receive a Welcome Home letter from our team with a checklist to complete before moving in. Action items include:

    1. Electronically signing your lease.
    2. Setting up your resident portal account.
    3. Paying move-in fees and deposits.
    4. Sending our team confirmation of your utilities accounts and renters insurance.
    5. Setting up your move-in appointment.

    We will stay in contact with you throughout this process and are available to answer any questions that you may have to make your move-in as smooth and easy as possible.

  • My move-in date is coming up, what's the move-in process?

    Welcome Home to The Marquis of State Thomas! Before your move-in date, we will ensure that all required action items have been completed as outlined in the Welcome Home letter. We will then set up a move-in appointment.

    On your move-in date, we will give you a move-in packet with need-to-know information, hand over your keys, and you can begin moving in!

  • As a resident, where will I park? What about my guests?

    Thanks for your question!

    Parking is available for residents and guests in our parking garage on a first-come, first-serve basis after they register their vehicle with the office and receive their parking permit. Guests may pick up a temporary parking pass in the office.

  • As a resident, how will I receive packages?

    We're happy to share that we have a Luxer One Package Room with 24/7 access! All packages will be delivered and stored in this room, and each resident will need a unique code to enter the room and retrieve their items.

  • What school district is The Marquis of State Thomas in?

    Students at our community attend Dallas ISD. Depending on their grade level, students will go to:
    - Milam Elementary (for elementary school)
    - Alex Spence Middle (for middle school)
    - North Dallas High School (for high school)
